The Polish commercial real estate market showed strong momentum in the first half of 2025. The transaction volume reached approximately\u00a0EUR 1.7 billion, with more than\u00a0EUR 1 billion\u00a0recorded in the second quarter alone.<\/p>\n
Logistics continues to dominate, with a transaction volume of around\u00a0EUR 700 million. New developments are progressing moderately:\u00a01.5 million sqm\u00a0of space is currently under construction \u2013 a\u00a07% increase\u00a0compared to Q1, but a\u00a026% decline\u00a0year-on-year.<\/p>\n
Office assets ranked second with\u00a0EUR 411 million\u00a0in transaction volume. The segment remains attractive to investors, although caution still prevails. Properties in central locations (CBDs and office hubs) are increasingly targeted through\u00a0Value-Add and Core Plus strategies.<\/p>\n
Notably,\u00a013 out of 23 office transactions\u00a0took place outside Warsaw, accounting for nearly\u00a050% of total office investment volume. High-quality assets in regional cities with stable cash flows continue to appeal to both institutional and private investors.<\/p>\n
Retail properties reached a transaction volume of \u00a0EUR 322 million, making up\u00a050% of all deals\u00a0in the first half of the year. Demand is particularly strong for\u00a0retail parks and convenience centers. Investors are also looking at dominant shopping centers in urban areas with solid fundamentals.<\/p>\n
A clear trend is the\u00a0redevelopment of older assets: Investors are acquiring centrally located office buildings or shopping centers, demolishing them, and developing residential projects on the sites.<\/p>\n
In the office segment, the\u00a0flexible workspace market is growing rapidly. Given the high fit-out costs and evolving work models, the share of flex offices \u2013 currently at\u00a04%\u00a0\u2013 is expected to increase further.<\/p>\n
Investment activity is currently driven by\u00a0private capital, as institutional investors remain cautious due to declining valuations in their portfolios. This trend reflects broader global market dynamics.<\/p>\n
Polish investors\u00a0are becoming increasingly visible: More than one-third of office investment capital\u00a0came from domestic sources, while their share in the residential sector reached\u00a015%. The focus is on\u00a0smaller, lower-priced assets, taking advantage of current market opportunities.<\/p>\n
The prospect of\u00a0interest rate cuts\u00a0and\u00a0stabilizing construction costs\u00a0is expected to further stimulate market activity. Developers are regaining confidence to move forward with commercial projects.<\/p>\n
Overall, market sentiment is positive. A\u00a0recovery in investment activity\u00a0and a\u00a0rise in transaction volume\u00a0are anticipated in the coming quarters. However,\u00a0geopolitical and economic uncertainties\u00a0remain a risk factor \u2013 so a degree of caution is still warranted.<\/p>\n
