It comprises 201 apartments, of which 97% are allocated to the mid\u2011market rental segment, while the remaining 3% are let in the free rental market. The average apartment size is 45 sqm (ranging from 20 to 80 sqm), with a total lettable floor area of 8,985 sqm. Residents benefit from shared amenities including a cinema, a yoga room and a fitness area, designed to appeal to a broad tenant base of students, young professionals and smaller households.<\/p>\n<p>The property is fully electrified and meets high energy efficiency standards. It is equipped with modern heating and cooling systems (installed in 2021), while photovoltaic panels on the roof provide additional on\u2011site renewable energy generation.<\/p>\n<p>Arnhem is a regional transport hub and established commuter location, offering direct rail connections to Amsterdam, Utrecht and Germany. The central railway station is well connected by public transport and can also be conveniently reached by bicycle or car.
