Poland remains one of Europe’s fastest-growing economies in 2026. Stable demand and solid fundamentals continue to support positive market performance. At the beginning of the year, the investment market showed a noticeable recovery, with investors focusing primarily on high-quality core assets in prime locations.

Quality and selectivity shaping all asset classes

Across all asset classes, a clear shift towards quality is evident:

  • Office: Demand is increasingly focused on modern, ESG-compliant space (“flight to quality”)
  • Logistics: Structural drivers such as nearshoring and e-commerce are sustaining demand and strengthening Poland’s position as a logistics hub
  • Retail: Retail parks are gaining importance, while shopping centres are increasingly being adapted and repositioned
  • Residential: The BTR sector offers significant growth potential due to a pronounced supply shortage
